Currently there are 400 residents at Mini Lakes and about 250 homes although the development plan will allow up to 400 homes. Mini Lakes is an unique resident owned, not-for-profit modular home community. Some features of Mini Lakes include: six hectares of lakes, ponds and canals, a swimming area, outdoor pool, laundromat, recreation centre, bocce courts, a wildlife wetland and a playground for children who visit. Community activities range from golf tournaments to dances, bingo, card games, arts and crafts, bus outings, fishing, canoeing and paddleboat fun.

There are paved roads and a communal water system that’s served by three wells. All lots have hydro service and heating is usually propane.
All new homes have to be built to Ontario Building Code and Canadian Standards Association (CSA Z240 or CSA A277) rules that are required for a typical subdivision. Homes installed by House Smart are built for the Canadian winter, sit on concrete pads and include many optional residential features that you would expect in a modular home - ensuite bathrooms with soaker tubs, pantry and island in the kitchen, valence lighting etc.
