Basement Models - MODULAR Homes

Double and multi-section modular homes, generally 26' to 32' wide, that have more flexibility in the floor plan, exterior design and housing features. This style also has the ability to be designed as two storey, with attached garages, sunrooms and built-in porches. The usual installation for this style is on a full basement foundation, although crawl spaces and engineered concrete pads can also be used.

Since the normal installation is on a basement, this home design does not come with complete plumbing, water and electrical systems, nor does it generally have a furnace or hot water heater included. Many of these features are installed on site by local sub-trades once the home has been placed on the foundation. This feature does allow for the purchaser to control costs by contracting the sub-trades themselves, and having the more time consuming and demanding construction done by the factory manufacturer. The usual size range for these homes is from 600 to 2600 sq ft, but multiple-module designs can take the size much higher. Drywalling and trim work is necessary at the marriage walls between modules. This style of home comes in full drywall with primer finish, with some finish taping and priming to be done on site after installation. All MODULAR homes are built to the CSA A277 standards.

Modular home manufacturers have standard plans that can be modified but they also are able to build a custom home. There are many options available - just like a site builder may offer. You have a wide choice of cupboard designs & finishes, carpet colours, flooring samples, countertops, bathroom fixtures - YOU CAN CREATE YOUR DREAM HOME and it's less hassle and less cost than site built!
